• Scheduling all recurring services: lawn, pool, pest control, trimming, weeding, and maintenance

• Coordinating repairs and specialty vendors
• Ensuring vendors have access and instructions

• Maintaining detailed records of inspections, service visits, and repairs

• Managing invoices for recurring services and one‑time repairs

• Handling payment of state and county taxes on behalf of owners (when authorized)
• Preparing annual owner tax reports for submission to the appropriate taxing authorities
• Keeping owners informed of any charges or upcoming expenses
• Processing and depositing all guest rental payments into the owner’s designated account
Vendor & Repair Coordination
• Contacting trusted vendors for repairs or specialty services
• Scheduling and overseeing work when needed

Marketing & Guest Acquisition
• Creating and managing advertising to attract guests
• Updating listings with new photos, descriptions, and seasonal promotions
